Complete estate buyouts can alleviate significant amounts of time and stress for you, but there is a cost. I typically make the money that feeds my family by renovating homes and selling them. There are other estate companies in the area that are much more knowledgeable than I am when it comes to contents; especially antiques. If you mostly need help with liquidating contents; a quick Google search will provide a more knowledgeable subject matter expert than me. If you need help or advice on real estate or vehicles, I’m your guy. 

After you have removed the valuable and sentimental items from the home I will sort through, display and price the contents. In Fairfield Glade, estate sales are traditionally 3 days. The first day prices are as marked, the second day prices are 25% off, and third day prices are 50% off. Estate sales generally generate FAR less money than you may think they do. This area is saturated with knick knacks and “seasoned” furniture so many of these items do not sell. For these reasons I offer traditional 3 day estate sales for a fee of $1,000 or 15% of sales, whichever is greater. You may put limits on big tickets items. “If I can’t get $300 out of it, I’ll just keep it.” We can have any remaining items shipped to you or we can donate them to a local 501c charity and your family can take a tax deduction for the donation.  

You may park and display the vehicle(s) on my property which directly fronts Peavine Road. You tell me how you want to price the vehicle and I will place ads where you specify (Craigslist, Auto Trader etc.) I will be your selling agent and your car lot for 10% of the selling price.

Running a holiday sale or weekly special? Definitely promote it here to get customers excited about getting a sweet deal.

I will make any necessary repairs or renovations to get the home ready for market for an agreed upon fee. I will list the property on the MLS, maintain the yard/landscaping and show the home for 5% of the selling price. You should also expect to pay a buyer’s agent fee of 3% plus other closing costs. I can recommend real estate appraisers, attorneys and title agencies. You should expect total transaction and closing costs to be in the neighborhood of 10% of the contract price.
